Pre-Listing Process 

Strategy Meeting - Go over price and paperwork and review the home to see if any cleaning, fixes, or updates are needed. Also discuss showing instructions and communication methods. 

Photos and Videos - (Included in Realtor Services) 

Tour factory Professional Photography -

  • Able to track data from 3rd party sites and you receive a report each week.  

  • Professional and personalized landing page to capture all buyer leads 

  • Drone, night, and day photography 

Marketing Videos 

  • Guess the price - "Coming soon video" 

  • Personal tour of home once listing is active - featuring yours truly and "teaser trailers"

  • Just sold video to wrap up the sale and claim success!

Realtors - 

  • MLS tours - in meetings and on tour

  • Custom Email

  • Facebook Realtor Groups

Online - 

  • Syndicated to third party sites such as Zillow,, Trulia, and Craigslist (all with data tracking) 

  • Heavily market on Social Media through Facebook, Instagram and Twitter 

Open House- 

  • Open house is held within the first 2-3 weeks of listing, is typically on Sundays in the afternoon or early evening for about 4 hours. 

    • 7 days prior all neighbors receive direct mail announcing open house (in addition to the just listed the received first)

    • Online marketing with photos and open house video are posted -notice is added to MLS and all syndicated sites. 

    • 48 hours prior neighborhood is door knocked. 

    • 24 hours prior "Facebook live video is posted" 

    • Day of: Open house is advertised with 20 directional signs to yield highest amounts of traffic, drawings are held to obtain buyer information and follow up with leads to acquire offers. Neighbors get special "viewing hour" to spread word of mouth. 

Going Under-Contract

  •  All offers will be vetted by verifying applicants are pre-approved (not pre-qaulified) by lender.

  • Net sheets will be provided estimating all closing costs (commission, title insurance, and seller concessions) taxes, and liens on the title. 

  • Timeline overview sheet will be provided so client may easily be aware of deadlines, appointments, and knows when to coordinate move. 

  • I can share offers electronically or we may go over face to face depending on the situation. I will advise you on direction I feel is in your best interest, however please understand all decisions and preferences are within your control. 

  • If offer to agreed to by both parties once we go under contract and escrow is opened contract is tranfered to transaction cordinator.
